Why is a VA loan so awesome? Here are a few reasons.
- No down payment required. FHA loans typically require 3.5%, and conventional require as much as 20% for the best rates. This means more money in your pocket!
- No monthly mortgage insurance premiums or PMI to pay. FHA loans come with both an upfront and an annual mortgage insurance charge. Conventional loans require PMI with less than 20% as a down payment. That can save you hundreds of dollars a month!
- The VA loan typically has lower interest rates than conventional mortgages.
- Generally higher DTI and lower credit scores are allowed. Each lender has different "overlays" so shop around.
- Tidewater Act. This rule allows the buyer to provide additional information if the appraiser has difficulty obtaining the purchase price value. And if that doesn't work, a Reconsideration of Value can be submitted to the VA Regional Loan Center. These options are not available to conventional loan buyers.
